More activity, but also more competition
The Puerto Vallarta and Riviera Nayarit real estate numbers show increased activity, but not everything points to a stronger market. Here's the breakdown of the year-to-date comparison of 2025 versus 2024:
Inventory: +35%
A much larger number of homes are now on the market. This isn't just a sign of growth, it's a sign of saturation. For sellers, standing out is more important than ever.
Pending Sales: +31%
There’s more buyer activity, but not enough to keep up with the surge in listings. Absorption is lagging behind.
Closed Sales: +26%
Sales are up, but not enough to balance the growing inventory. Buyers have more leverage and more time to choose.
Average Sold Price: +9%
Prices are rising, but likely because of higher-end sales, not because every property is gaining value across the board.
Bottom line:
Yes, the market is moving—but it’s also crowded. Sellers face more competition, and strategy is essential to close successfully in this environment.
